Council is seeking feedback to the Draft Affordable Housing Contribution Policy.
Bega Valley Shire Council is proposing a new policy to fund affordable housing investment through the rezoning of land for residential development. The draft policy is informed by an independent analysis from Atlas Economics, which found that in specific areas of the Bega Valley Shire, affordable housing contributions can be applied without compromising development viability.
The draft policy aims to capture a small portion of the increased property value that results from land rezoning, and direct it toward the provision of affordable housing. If adopted, the draft policy would apply to proponent-led planning proposals (rezoning applications) that aim to change planning rules to increase the amount of residential development allowable on the land.
Under the draft policy, developers can meet their contributions by providing land, completed dwellings or equivalent monetary payments. These contributions are then used to provide rental housing to people with low incomes.
Feedback on the Draft Affordable Housing Contribution Policy is welcome during the exhibition period which runs from Monday 2 April 2025 to Sunday 18 May 2025.
